This indenture made the twenty seventh day of July in the year of our Lord one thousand eight hundred and ten between William Hall of the county and state aforesaid Senior Esquire of the one part and Benjamin Rowell of the same county and state of the other part. Witnesseth that in consideration of the sum of one hundred pounds current money of the said state to the said William in hand paid at or before the ensealing and delivery hereof by the said Benjamin Rowell for and in behalf of Elizabeth Rowell and Allen Rowell, children of the said Benjamin, the receipt where of the said William doth hereby acknowledge, he the said William hath granted, bargained, sold, infeoffed, conveyed, and confirmed and by these presents doth grant, bargain, sell, enfeoff, convey, and confirm unto the said Benjamin his heirs and assigns the following piece or parcel of land and plantation being the same whereon the said Benjamin now lives, lying and being in the county of Brunswick aforesaid beginning at the first fork of the branch below Rowell house upon Mill Creek, thence along the branch a southward to Murray's line, thence with the said line south eighty west to Blenning's line, thence with the said line north ten west to Mill Creek, thence down the various courses, then up to the beginning. Containing by estimation fifty acres be the same more or less together with all and singular the commodities advantages whatsoever to the said piece of land and plantation belonging or appertaining to have and to hold the said piece of land plantation with all and singular appurtenances belonging to the same unto the said Benjamin his heirs and assigns to such use upon such trusts and to and for such entents and purposes as are hereinafter mentioned excepted and delivered of and containing the same that is to say to the use benefit and behoof of the said Elizabeth Rowell and Allen Rowell, children of the said Benjamin as aforesaid until they are either of them arrive at the age of twenty one years and from and after such time to the diveral use of the said Elizabeth and Allen then and at such time the said piece or parcel of land and plantation to be divided between them the said Elizabeth and Allen share and share alike provided always that in case either of the said children Elizabeth and Allen shall hereafter to die under age and without issue lawfully together than and in such case to the sole and separate use benefit and behoof of the survivors or his heirs and assigns forever. In witness whereof the said William hath hereunto set his hand and seal the day and year first above written.
